Evergreens Cragmont Above Marshdale
Cragmont Estates is home to a great deal of beautiful Evergreen real estate.
Located in South Evergreen just north of Marshdale, Cragmont offers homes on acreage with a combination of high alpine meadows, lodge pole pine forest and rock outcroppings. Cragmont homes benefit from having slightly higher elevation than homes in Marshdale since Cragmont climbs up a gentle incline to the top of a small ridge separating highway 73 from the Cub Creek valley and Brook Forest.
Homes in Cragmont sell in the range of $278,000 to a high of $660,000
in the last 12 months according to our local MLS and have managed to hold values a little better than the average in Evergreen during this economic downturn. As of this writing, Cragmont homes for sale range from a steal at the bottom of the subdivision at $336,600(!) all the way up to a very nicely built custom home at the top of Falcon Ridge for just under $600k.
In Cragmont the age and quality of construction plays a big role in values
as does the land. Land which provides great views AND has any flat, grassy meadows is the most sought after and valuable. I typically recommend to try to avoid north facing driveways since snow removal can be problematic. If your dream home has a north facing driveway plan your snow removal as soon as you move in!
Drinking water to these homes is supplied by household use wells (typical) which should be tested for both productivity and potability and the waste is managed through an Individual Sewage Disposal System (AKA septic tank and leach field)which also requires a separate inspection and transfer permit. Because of the geology in and around Cragmont I recommend having Radon tests done as part of your due diligence. I have seen homes with significant levels of radon here in both air and water. Radon is easy to test for and mitigate.
