iwan is Evergreen’s largest community spanning from The Ridge, beginning at Bergen Parkway all the way to Hiwan Hills in North Evergreen just above the lake. Once part of a huge cattle ranch, the Hiwan ranch. In the early 1960’s the owners began developing the land with the intent of creating one of Colorado’s most spectacular golf course communities. Hiwan certainly lives up to their lofty goals. Hiwan is consistently the community with the largest number of real estate transactions in Evergreen. Undoubtedly, partly due to its sprawling size but also because Hiwan offers a wide variety of beautiful homes in a terrific location.

The Ridge at Hiwan
The Ridge at Hiwan is home to some of Evergreen’s most visible homes as drivers head toward Evergreen from I-70 along Evergreen Parkway, just past Kerr Gulch the Ridge comes into view. ( Just so we’re clear–no homes in The Ridge at Hiwan can see or hear I-70)
The Ridge is Hiwan’s northernmost community situated at an elevation of between 7,700 feet to over 8,000 feet in elevation at the very top of the ridge, this is mountain living at it’s best within a close proximity to the city of Denver. The Ridge at Hiwan seems to have it all, custom built single family homes throughout ten filings of well maintained, well planned community as well as:
Ridgepoint at Hiwan Elk Trail Condos
The Ridgepoint at Hiwan Condos are the newest condominiums in Evergreen having been built by D R Horton in 2007 and 2008. These new Evergreen condos are between 1,200 to 1,600 square feet along Black Eagle Drive and Red Lodge Drive. Although there are a few units with finished garden-level basements with total finished square feet exceeding 3,000 feet.
Lodges In The Ridge at Hiwan

The Lodges In The Ridge at Hiwan are right next door to Ridgepoint along Big Bear Drive, Tahoe Court, Big Sky Court and Red Lodge Drive. These are townhome style condos between 1,800 and about 3,200 square feet of finished space for the largest units with finished basements. There are ranch (one story) and two story floor plans, some with walk out basements
The single family homes in the Ridge at Hiwan are typically on larger lots ranging from a quarter of an acre and up, many are backing up to open spaces or located on quiet cul de sacs.
The Ridge at Hiwan Estates
The Ridge at Hiwan Estates comprised of the eight luxury homes on Snowbird Lane in the gated, exclusive community accessed from Sugarbush. Some homes in the Ridge at Hiwan Estates are on more than 20 acres and all are in a world class setting boasting remarkeable views of Mount Evans.
Keeping with Evergreen’s heritage as a ski town, every street name in the Ridge is named after a ski area.
Schools are close in proximity as is the convenience of Evergreen’s Bergen Valley shopping district. The Ridge at Hiwan offers new homes as well as older homes that have been updated and kept current. The majority of homes in the Ridge at Hiwan are large custom homes most exceed 4,000 square feet or more.
The Ridge at Hiwan allows its residents to enjoy mountain living with all of the modern conveniences associated with high end living. Great schools, easy drive to skiing, easy accessibility to I-70, wonderful views and plenty of open space make the Ridge at Hiwan a wonderful community to live in. The next community south is:
The Trails at Hiwan
The Trails at Hiwan is frequently referred to as Hiwan 6th filing, which is it’s platted name. This community is just east of Buchanan Recreation Center and accessed from Bergen Parkway—it is the neighborhood south of The Blue Quill Angler and the Wood Cellar between The Ridge at Hiwan and Bergen Meadows Primary School. The Trails at Hiwan is tucked between two large open spaces (approximately 47 acres) with walking trails and several ponds.
Homes in The Trails at Hiwan were built in the early 1980’s and through the 1990’s with a significant number of remodels since. Because of the excellent location within Hiwan it is not uncommon to see one of the early homes undergoing extensive updating inside and out.
Homes in The Trails are those on Muirfield Lane, Broadmoor Drive, Bermuda Dunes Drive and the cul-de-sac of Eagle Crest Lane.
Hiwan Estates
Is comprised of 10 single family Evergreen homes on Interlocken Drive just east of The Island. The earliest homes in Evergreen Estates were built in 1991 with one new construction home in 2009. Located between two Hiwan reservoirs and along a fairway of the Hiwan Country Club- homes in Hiwan Estates offer a quiet cul-de-sac in a beautiful setting.
The Island
A luxury, gated, Evergreen community occasionally referred to as part of Hiwan 6th filing. Homes in the Island are on Island Drive, Island Lane and Island Point. The Island is surrounded by Hiwan Country Club’s 3rd, 4th, 5th and 6th Fairways in a beautifully manicured setting. These are some of the finest golf course homes in Evergreen.
Hiwan Golf Club 
The original golf club neighborhoods, these are golf course homes just above Lewis Ridge Road and include homes on Inverness Lane, Inverness Drive, Scotia Road, Olympia Circle, Inverness Drive, Shawnee Lane and Hiwan Drive. Homes in Hiwan Golf Club are primarily south of the golf course. Many of these homes are on cul-de-sacs with views of the golf course while others have terrific views of Elk Meadows and Bergen Peak.
The Club At Hiwan
The Club at Hiwan is a gated Evergreen community in the heart of Hiwan Golf Club. Only 11 luxury golf course homes in a unique and intimate setting surrounded by fairway. In fact every home in The Club at Hiwan is on the course and the entire neighborhood is only a few feet from the driving range, Clubhouse and tennis courts. The Club is built out (no vacant lots or new construction planned) with all eleven homes built from 1995 through 2000. Each home is of excellent quality. Homes in the Club are located on The Golf Club Point and The Country Club Lane.
The Greens at Hiwan Condominiums
The Greens are 16 luxury, golf course condos between The Island and Evergreen Middle School. The second of two filings is Hiwan Country Club’s newest condominium complex having been built in 2000 while those in the first filing were built in 1986. Hiwan Fairway Condominiums

Hiwan Hills
Is the closest Hiwan subdivision to old downtown Evergreen. Homes in Hiwan Hills were built as early as the 1950’s and with some recent construction as well. Most of the homes in the early phases are ranches with a few bi-levels and two stories here and there and in the later filings two-story homes have become predominant. This is a beautiful heavily wooded setting with rolling hills just above downtown.
Hiwan Homestead Estates
There are only a few homes in here all of which are on Alpine Dr and Wild Rose Drive between Hiwan Hills and Hiwan Village just uphill from Evergreen Lake. Hiwan Homestead homes are rarely available for sale and are typically large custom homes on over an acre—up to 5 acres. These are relatively newer and new custom homes on cul-de-sacs nestled in the trees above town.
The best of mountain living is found in Hiwan.
The majority of Hiwan homes are built on large lots, some located within gated communities. The Hiwan Golf Club was developed in the 1960s, with homes being built around it starting in the 1970s. The golf course has hosted most of the big names in golf and has a club steeped in tradition.
Hiwan Schools
Homes in Hiwan feed Bergen Meadow k-2, Bergen Valley Elementary 3-5, Evergreen Middle School and Evergreen High School home of the Cougars.
Hiwan offers a wonderful Colorado lifestyle with the convenience of Denver nearby. The beauty of the mountains provides a back drop that is unparalleled. Hiwan offers amazing recreational opportunities which include mountain biking, hiking, horseback riding and more right in its own back yard. In fact Elk Meadows is just across Highway 74 from Hiwan.
The Buchanan fields and the Buchanan Park Recreation Center are centered in Hiwan as is the Bergen Village Retail area which is home to a King Soopers grocery store and Pharmacy, Bergen Park 7, the only Evergreen Movie Theatre, several restaurants including The Bagelry, the world’s best bagel shop and a variety of professional services.
Home prices in Hiwan start around $300,000 for a 1960’s ranch in Hiwan Hills and run the gamut up to $5 million for a magnificent estate in the Ridge at Hiwan Estates. The average home in Hiwan costs $600,000. With convenient access to I-70, Hiwan makes working in Denver, skiing and living in the mountains easy. Living in Hiwan you can enjoy the best of both worlds.
