Hi Heather,

It was great meeting you and Ted today.  Thank you for having me over.  I really enjoyed our conversation and wish we would have met years ago!

The links I showed you on my computer today are included in the email below. 

After seeing your home up close I've refined and analyzed what I consider to be the most impactful, recent sales to estimate how the buyer pool will respond and value your home.  As promised I've adjusted each sale to consider various features and I quantify the differences.  For each home you'll find my notes along with the individual adjustments.  Ultimately, I arrive at an average of recently sold homes of: $1,232,800 and among the closest competitors of: $1,228,333.

There is a large gap among active competitors in the marketplace right now--with no active listings in COnifer between $1,100,000 and $1,295,000.  Based on that I encourage you to consider a slightly higher price than the averages.  I think we should market the home with a list price of $1,250,000.00.  This will benefit from the bracketing I mentioned to capture searches of $1-1.25m and $1.25-1.5m on Zillow and with the combination of subjectively valuable components such as your remarkable views, paved double driveway, stonework and extensive tongue and groove I think we have a great chance of driving excellent demand for your home!  

That said, I know Ted mentioned not wanting to inadvertently over price the home.  While I don't think $1,250,000 will easily recognized as overpriced, a safer price would be $1,230,000 with the upshot of a higher likelihood of a multiple offer scenario.

The average of the adjusted comparables is what I refer to as the "Statistically Supportable Price"  the price that when marketed to the broadest segment of the buyer pool, educated buyers in the market will easily recognize your home is  a compelling value.
