I had a lot of apprehension in selling my home so late in the fall season. Bob assured me that his Foothills specific marketing would gain the visibility we needed even though the summer rush was over and that we'd get it sold quickly. Sure enough, I was amazed at the amount of visibility I had on my home and Within three days, I had a full price offer. Unfortunately, for reasons beyond our control, the buyers terminated the contract and we were back to square one, albeit even later in the season, so I was concerned even more. We had the home back on the market within a few days and Bob doubled down his efforts and launched another very high traffic open house. By the end of the day, we had two competing bids, with Bob's help refining the offers we had the winning bid by night's end. I ended up getting an above asking price contract and closed within thirty days.
Bob and I then started searching for a new home, and, after looking at dozens of homes and identifying one that fit my needs and expectations the most, Bob helped me recognize the difference between when to react fast and when the seller's price was too high. We submitted an offer in a multiple offer scenario and beat out another buyer who offered significantly more than I did. I really think this had a lot to do with Bob's guidance and negotiating skills. Upon inspection, we discovered some issues that needed attending to and even through the seller's agent's comments that they had other buyers interested in the home Bob negotiated a large seller credit to mitigate those issues. Then, when we did the final walk-thru, we discovered that some contractual obligations weren't satisfied, and Bob was able to negotiate yet another seller credit to rectify the situation. Overall Bob did a remarkable job! His marketing allowed me to sell at the highest amount I could and his market knowledge and negotiating ability helped me buy for the lowest price and terms in the same market!
