Valley Hi in the $500's

Anytime a new listing hits the market in South Evergreen for around $500,000, you know that it has the potential to move fast.

This weekend, I looked at [MLS:6495782]

The views from this house were really nice.  There was a decent size deck for outdoor living space, but the deck and the outside of the house have some deferred maintenance.

The kitchen and baths were recently remodeled, but the main floor full bath is right off the kitchen.  A lot of buyers aren't crazy about this set up.  The main floor had an updated kitchen, full bath, bedroom and family room/dining room.

The upper level housed the master bedroom and bath, and there was an open loft that they are calling a third bedroom, but, it isn't enclosed, and doesn't have a closet or a window.

The lower level of the house is a walk out, and it was staged as a bedroom.  Again, like the loft, there was no privacy and it was just an open space with a bed. 

The updates were nice, but the carpet was in poor shape.  The two car detached garage was definitely a plus, but the driveway was steep and daunting.  Based on the need for carpet and exterior maintenance, I think this house will end up selling for somewhere around $475,000.

The other house I looked at in Valley Hi this weekend was listed for $530,000.  It has been on the market since December 1st, and it finally contracted.

This house had some great potential, with a 4 car garage and an barn.  The entire house was painted peach inside, and even though the color isn't offensive, a lot of buyers cannot see past paint.  This house had the master on the upper level with a loft and a private deck.  The kitchen, living room, dining room, 2 bedrooms and a full bath were all on the main level.  The basement held a mother in law type set up with a bedroom, bath and small kitchenette.  

I think the biggest draw back to this house was the lack of trees and privacy.  It is legal horse property, if you want to contain your horse(s) to 1 acre.  Since it took 10 weeks to contract, I am guessing it will close for around $500,000.  Usually houses in the price range sell quickly, unless buyers think they need too much work.
